Seasonal Deep Cleaning Tips for Homes and Commercial Properties

Twice-a-year deep cleaning keeps properties healthier, extends the life of surfaces and finishes, and catches maintenance issues before they become expensive problems.

Most people think of spring cleaning as the annual reset — a thorough top-to-bottom refresh after a long winter. But the most well-maintained homes and commercial properties actually schedule two deep cleans per year: one in spring and one in fall. Each season brings different priorities, and addressing them proactively saves money and prevents the kind of buildup that shortens the lifespan of floors, fixtures, and finishes.

Spring deep cleaning is about undoing winter. Start with the HVAC system — replace filters, clean vents and returns, and schedule a professional duct inspection if it's been more than two years. Winter heating circulates dust, pet dander, and allergens through the system for months; a clean HVAC dramatically improves indoor air quality heading into spring. Wash windows inside and out to let in maximum natural light, and inspect weatherstripping and caulking around doors and windows for winter damage.

In the kitchen and bathrooms, spring deep cleaning means going beyond the surfaces. Pull out appliances and clean underneath and behind them. Descale faucets and showerheads. Regrout tile if needed. Clean the inside of the refrigerator, oven, and dishwasher. In commercial kitchens, this is also the time to degrease exhaust hoods, clean behind cooking equipment, and inspect floor drains.

Fall deep cleaning prepares the property for winter. This is the time to clean gutters and downspouts before leaves clog them. Inspect the roof for missing or damaged shingles. Flush and drain outdoor water lines and irrigation systems before the first freeze. Flip and rotate mattresses, launder all bedding including duvets and pillow protectors, and clean upholstered furniture before the season when people spend more time indoors.

For commercial properties, fall is also the right time to strip and refinish hard floors before the high-traffic holiday season. Carpet extraction removes the summer's accumulated soil before it gets ground in further by winter foot traffic. Clean and inspect exterior lighting, which will be relied on more heavily as days get shorter. Test smoke detectors and carbon monoxide alarms and replace batteries.
